What is Verity?
Verity is Tricity Labs’ independent building performance evidence platform. It continuously measures how homes actually perform in use — temperature, humidity, occupancy, and energy consumption — surfacing welfare risks, producing M&V evidence, and benchmarking portfolio performance over time.
How is this different from an EPC or BER?
An EPC (Great Britain) or BER (Ireland) is a modelled estimate of how a home should perform based on its construction. Verity measures how it actually performs — in real conditions, with real occupancy, in real weather. A home with a good rating can still be persistently cold if the heating system underperforms or the tenant self-rations.
What does a pilot cost, and does it need a full procurement process?
A pilot is £12,000 (or €12,000 in Ireland) + VAT, covering 10–15 properties over 12 months, with a service-level guarantee. This is typically within standard delegated authority limits at most associations, without a full procurement exercise. G-Cloud listing is in preparation for local authorities requiring a framework route.
When can a pilot start?
We’re taking pilot conversations now, with the pilot programme itself targeted for Q1 2027. Applying early secures your place in the cohort and lets us plan property selection and data connections ahead of go-live.
Can the evidence layer be funded through Warm Homes: SHF?
Yes. The evidence layer — pre-retrofit baselines, continuous monitoring, post-retrofit verification — qualifies as an ancillary delivery cost inside a Warm Homes: SHF grant. It is not a charge against your operational budget.
What is Awaab’s Law Phase 2 and how does Verity address it?
Awaab’s Law Phase 2 (enforcement 30 November 2026) names excess cold as one of seven hazard categories requiring continuous monitoring in social housing. Verity produces the indoor temperature, humidity, and occupancy data that constitutes that evidence.
What does BS 40101 mean for us?
BS 40101 is the British Standard for Building Performance Evaluation — measuring how homes actually perform in use, independently from the retrofit delivery chain. Verity is designed to operate as an independent BPE Technical Partner under that standard.
Retrofit contractors
Does PAS 2035 require independent M&V?
Yes. PAS 2035 requires that Building Performance Evaluation is conducted by a party independent from the retrofit delivery chain. A contractor cannot provide their own M&V evidence for the work they have carried out. Tricity Labs has no delivery arm and no financial interest in the results.
Do you need access to properties after the initial connection?
No. Once smart-meter consent is in place, the Continuous Property Health Audit runs automatically. No site visits, no engineer attendance. Sensors, where deployed, are battery-powered and need no maintenance visits once installed.
Can this be used as evidence for ECO4 and Warm Homes SHF funder claims?
Yes. Pre/post consumption baselines and continuous monitoring data, weather-corrected and rating-referenced, provide the independent M&V evidence funders require for ECO4, Warm Homes SHF, and other scheme claims.
Tenants
Do I need to do anything to connect?
No. Your housing association manages the connection. Once your home is connected, everything runs automatically.
Do I need to switch energy suppliers?
No. Tricity Labs works with any supplier you are already with. Nothing changes on your energy supply side.
Is my personal data collected?
No personal data is collected. Sensors measure environmental conditions — temperature, humidity, and occupancy — not personal information. Data is aggregated at property level and processed in accordance with UK GDPR.
What about bill credits and the prepayment safeguard I’ve heard about?
These are in active development and not yet part of the live service — we’re not putting a firm date on them publicly while they’re still being built and tested. What’s live today is continuous monitoring of your home’s conditions, so your housing association can act on cold or damp before it becomes a complaint.
The platform
What is the difference between Tier 1 and Tier 2?
Tier 1 uses existing smart-meter data only — no new hardware. It screens every connected property for consumption anomalies and provides pre/post retrofit baselines at low cost across a whole portfolio. Tier 2 adds sensors to properties flagged by Tier 1 — adding temperature, humidity, and occupancy data for welfare detection and deeper building performance evidence.
How is Verity different from a smart home or IoT platform?
Verity is an independent evidence platform, not a consumer product. It is designed to produce defensible evidence for funders, boards, and regulators — not to automate home controls or sell energy products.
